ZIP 33584 · N Valrico Rd to MLK Blvd

SEFFNER PLUMBING IN A ZIP CODE THREE TIMES THE SIZE OF THE TOWN

Seffner mail goes to 33584, but the houses behind it range from 1970s ranches to Imperial Oaks homes finished in 2022. We confirm your street, utility and build year first and bring parts for that decade.

Seffner Plumbing Reads Differently Street by Street

Seffner lies north-northwest of Valrico, about 6.5 road miles up N Valrico Rd to MLK Blvd. The community itself is small, under 9,000 people, but ZIP 33584 holds more than three times that many, so a Seffner address can sit in another sewer arrangement altogether. Five 33584 plats fall outside the census boundary, and two newer ones show a sewer area reading 'to Temple Terrace'.

Median build year is 1989, 83.5 percent of homes are owner-occupied, and about one owner in five has lived in the same house since before 2000. That long tenure is why replacement shut-offs, supply lines and heaters are such common requests.

Seffner's Older Plats Hold Parts That Were Meant to Last 30 Years

The Groves North plat has a median build year of 1977 and Shangri La 1976, so many of their houses are close to 50 years old. Seffner Heights and Broadway Heights East are older still, with medians of 1961 and 1965. We replace parts in sets there: stops, supply lines and valves in a single visit.

Our plumber cost guide lists what each swap runs. About 87 percent of Seffner homes heat with electricity, so we ask what is in your garage before assuming a heater type.

Seffner Jobs We Handle, From Shut-Off Valves to Sewer Cameras

  • Emergency Plumbing Repairs — A 40-year-old angle stop that snaps off in the hand is a classic night call in the older plats, and the main shut-off is the first stop.
  • Plumbing Repairs — We replace stops, supply lines and fill valves as a set, because on a house this age the next failure is rarely far behind.
  • Plumbing Installation — Fixture swaps in Seffner's 1970s and 1980s ranches almost always include new shut-offs, so the next replacement is easier.
  • Leak Detection — Start with a two-hour meter check, then a pressure test, before listening for the spot; fast-draining soil hides drips.
  • Water Heater Repair & Replacement — Elements, thermostats and anode rods keep sound tanks running, while rusted seams mean a replacement.
  • Repiping (PEX) — Considered only when pinholes repeat or flow collapses, not because a ranch was built in the 1970s.
  • Drain Cleaning & Hydro Jetting — A camera tells us whether the stoppage is in your lateral or past it, which decides who fixes it.

Which Utility Serves Your Street? Ask Before You Price a Drain

Four older Seffner plats, Seffner Heights, Broadway Heights East, Sleepy Hollow and Seffner Park, show no mapped county gravity sewer lines. Imperial Oaks, built 2020 to 2022, has county water but no county sewer polygon at its center. None of that tells us what a given house uses. Your bill, or a lid in the yard, does.

We clear drains inside the house either way. Our guide to slow fixtures in septic homes helps tell a clog from a tank problem, and our drain cleaning service covers cameras and jetting inside the walls.

Seffner Plats From Shangri La and Sleepy Hollow to Kingsway and Imperial Oaks

Seffner mixes plats from the 1960s and 1970s with a few much newer ones, and the county sewer map does not show lines through every older plat.

  • The Groves North — 260 parcels with a median year of 1977, ground near 74 feet and 38 gravity sewer segments in the county layer.
  • Shangri La (Units I and II) — 282 parcels, median 1976, and the lowest plat center checked in Seffner at about 43 feet; 10 gravity segments and 91 laterals are mapped.
  • Seffner Heights — 112 parcels with a median of 1961 and the oldest house dating to 1921; no gravity sewer lines map inside its box.
  • Sleepy Hollow — 86 parcels built 1972-96 on ground near 83 feet, with no mapped gravity sewer.
  • Seffner Park — 61 parcels from 1926 to 2007, median 1977, and no mapped gravity sewer lines.
  • Broadway Heights East — High ground near 89 feet across 89 parcels, median 1965, with no mapped gravity sewer.
  • Kingsway (north end) — 310 parcels built 2006-09 near 63 feet, with 49 gravity segments and 424 laterals mapped.
  • Imperial Oaks — 99 houses finished in 2020-22 on county water; the county shows no sewer polygon at its center.
  • Williams Pointe and Freedom Ridge — 133 and 94 parcels (medians 2023 and 2019) with Seffner 33584 addresses, where the county sewer layer reads To Temple Terrace.

Seffner's Boundary Highways and Landmarks: I-4, MLK Boulevard and Kingsway Road

Seffner is bracketed by I-4 on the north and Dr. MLK Jr. Boulevard on the south, with Kingsway Road as the civic spine between them.

  • North Valrico Road — The route from Valrico: SR 60 west about a mile, then north about 3.5 miles to MLK Blvd, roughly 6.5 miles in all.
  • Dr. Martin Luther King Jr. Blvd (SR 574) — Forms the south edge of the Seffner census area; Highway 23 took the MLK name in 1989.
  • Interstate 4 — Forms the north edge of the Seffner census area, which sits about 13 miles east of downtown Tampa.
  • Kingsway Road — A county collector and the alternate route from Valrico, 7.0 miles by way of SR 60.
  • Seffner Community Park and Gardens — 406 N Kingsway Rd, 24.64 acres with walking and paved trails beside the library.
  • Seffner-Mango Branch Library — At 410 N Kingsway Rd, next to the community park.

Seffner Facts: Mailing Overlaps, Plats Without Sewer Lines and Ground Height

Seffner numbers come with a caution: the 33584 ZIP code covers far more ground than the Seffner census area, so each figure below names its scope.

  • Five 33584-addressed plats (Nita Estates, Greenewood, Greenfield Terrace, Oak Glen and Chestnut Forest) fall outside the Seffner census area, and Williams Pointe and Freedom Ridge read To Temple Terrace in the county sewer layer. A Seffner address can sit under another sewer arrangement, so the street address is confirmed before assuming the county line applies.
  • Four plats in the Seffner census area (Seffner Heights, Broadway Heights East, Sleepy Hollow and Seffner Park; 348 parcels) show no mapped county gravity sewer lines. Septic is possible there; we do not service septic, so those jobs stay with interior plumbing and referrals to a registered septic contractor.
  • Among Seffner owner households, 19.7% moved in before 2000 (499 of 2,536) and 38.4% moved in during 2010-2019 (974). A long-tenure core with original heaters and supply lines sits beside a younger buyer pool that often orders inspections.
  • Electricity heats 86.7% of occupied Seffner homes and utility gas 7.2%. That suggests mostly electric water heaters, where elements and thermostats are the usual repairs; gas-line work is outside our service list.
  • Plat-center ground in the Seffner area ranges from about 43 feet at Shangri La to 89 feet at Broadway Heights East. Lower plats stay wetter after storms, which matters for slab leaks and for where a water heater is placed.
  • A precautionary boil-water notice covered about 4,000 Seffner and north Brandon connections from Oct. 10 to Oct. 12, 2024, after Hurricane Milton. Once a notice lifts, flushing the lines and checking aerators, filters and heater tanks for sediment is a reasonable first step before relying on the water again.

Seffner Plumbing Questions About Sewer Maps and Storm Backups

Not necessarily. ZIP 33584 is far larger than the community, and five of its plats lie outside the Seffner boundary. Williams Pointe and Freedom Ridge even show a county sewer area reading 'to Temple Terrace'. We ask for your street and subdivision, then confirm the utility from your bill before quoting a drain job.

Stop running water, keep people and pets off the affected floor, and shut off the supply if a pipe is leaking as well. Floodwater at county lift stations backed sewage into some homes after Hurricane Milton. If the backup comes from a damaged county pipe, call Water Resources at (813) 307-1000. We clear and camera the house side.

Angle stops, braided or flexible supply lines, toilet fill valves and flappers, hose bibs, and any water heater of unknown age. Replace them as a set during one visit and the labor is shared. Standard fixture-level repairs run $125 to $350, and we bring the parts.

A main line clog cleared through an accessible cleanout typically runs $250 to $450, plus roughly $100 if a toilet has to be pulled to reach the line. Hydro jetting with a camera before and after runs $400 to $700. If the camera finds a broken pipe, we say so and refer sewer excavation.

Start with your county utility bill: a wastewater line means you are connected, and its absence points to septic. For septic permits, the Hillsborough Department of Health answers at 813-307-8059. We handle fixtures, traps and drain lines inside the house and send tank and drainfield work to a registered septic contractor.
