The 2020 census counted 37,895 people in Valrico. Federal housing figures put 44 percent of its homes in the 1980 to 1999 window and 41 percent in 2000 or later. The two groups wear out differently, so a good diagnosis begins with knowing which one you live in.
Tim owns H.I.P. Home Service & Drain and leads the crew (more about the crew and what it turns down). Every plumbing service is priced in writing first. The work is emergency repairs, everyday repairs, fixture and remodel installs, leak detection, water heaters, PEX repiping and drain cleaning. Wells, septic tanks and gas lines go to other licensed trades, and we name the right one.

The Water Side and the Sewer Side
Most Valrico subdivisions use Hillsborough County water and county sewer, with mains laid when each plat was built. That is a pattern, not a promise about your lot. A few older or larger-lot plats show no county sewer main nearby, and acreage toward Dover and Lithia leans on wells and septic. Your closing paperwork is the first place to check. We never guess.
Inside the house, the plumbing is ours: fixtures, traps, supply lines, heaters and drain lines, whether they end at a county main or a tank. Past that point the job changes hands.

Where We Work
Valrico covers 14.22 square miles about 14 miles east of Tampa, with State Road 60 as its main road and the Alafia River along the south side.
Inside town, Copper Ridge holds 915 homes built from 1995 to 2004, Ranch Road Groves has 160 from 1994 to 1998, and Valri Forest finished 98 houses in 2023 through 2025. At Buckhorn Hills, 120 homes from 1977 to 1986, county records show no sewer main under the subdivision’s name, so septic is possible. Strawberry Ridge, a gated 55-plus manufactured-home community on SR 60, takes its water through two master meters. Farther out, many Dover and Lithia properties draw from private wells, FishHawk Ranch runs reclaimed irrigation to 4,285 homes, and Brandon sits 3.8 road miles west.

Faucet cartridges, toilet rebuilds, disposal swaps, angle stops and supply lines usually run $125–$350. A pressure regulator or a pinhole repair inside a wall sits at $350–$900, and a toilet, faucet or sink install is $200–$450. You get the written price first, and the Valrico plumber cost guide lists the rest.
Yes, emergency dispatch runs 24/7. After-hours, weekend and holiday visits carry a $150–$250 dispatch charge, quoted before the truck leaves, and most emergency repairs finish between $250 and $900. Close the main shut-off first. If water is pouring from the street side of the meter, the county takes that call at (813) 307-1000.
Look at the pan under the tank for water or rust, then at the relief-valve pipe for drips. Florida’s residential code calls for a pan with its own drain wherever a leak would damage the house. A wet seam on the tank shell usually means replacement, $1,200–$2,500 installed. A leaking fitting or bad element is a smaller heater repair.
The dividing line is the water meter. A leak on the street side belongs to Hillsborough County Water Resources, reachable at (813) 307-1000. Anything after the meter, including the line into the house, is the homeowner’s. A meter that keeps moving with every fixture off tells you which side to chase, and leak detection pins down the spot.
Sometimes, but Hillsborough County says pressure complaints usually trace to maintenance or a home water softener, and it publishes no pressure figure. We put a gauge on a hose bib first. Florida code caps static pressure at 80 psi, so a failing regulator, a half-closed valve or a softener left in-line are the common culprits.
Shut off every tap and appliance, then watch the meter for two hours. Movement means a leak. A few drops of food coloring in the toilet tank expose a leaking flapper. After the repair, the county’s leak-adjustment policy may consider a bill credit when use ran 100 percent over average, with a plumber’s itemized invoice as proof.
Often, yes. One slow fixture is usually a local clog, and clearing it runs $125–$250. When every fixture slows, the plumbing gurgles or a damp patch shows in the yard, the trouble is downstream. Tanks and drainfields belong to a registered septic contractor, and we say so instead of snaking a tank problem.
One pinhole is a repair. A third in a year, leaks in several branches, or pipe so scaled that flow is poor starts the repipe conversation. We check static pressure first, because anything above 80 psi wears out fixtures and heaters on its own. A whole-house PEX repipe is $4,500–$12,000.
