COPPER RIDGE PLUMBER FOR 934 HOMES BUILT TRACT BY TRACT

Valrico's largest subdivision went up from 1995 to 2004, which makes a typical Copper Ridge house 22 to 30 years old. We bring parts for disposals, heaters and toilet valves, then price what is left.

Copper Ridge Plumbing: Houses That Share a Birth Year

Copper Ridge is the biggest single subdivision in Valrico: 934 parcels in nine recorded tracts, B1 through B4, C, D, E, G1 and G2, in ZIP 33594. County records date the houses to 1995 through 2004, with 64 percent built in 2000 to 2004. Lots run around 0.16 acre, and Copper Canyon Blvd loops through the middle.

Because the builders worked tract by tract, houses on one street tend to be the same age within a year or two. Tract D alone is 147 parcels, with 125 on Cape Cod Cir. A plumbing problem found on one block is often worth checking on the next, and we make the same checks on both.

Twenty-Plus Years In: Disposals, Heaters and Toilet Valves

Houses finished in 2000 to 2004 are 22 to 26 years old, past the typical life of a first water heater and most kitchen disposals. Homebuilder research lists disposals at about 12 years and tank heaters at around 11 for electric units. These are averages, not promises, and we repair rather than replace whenever the unit is sound.

Our dishwasher and disposal backup guide shows the quick checks. For replacement choices, the heat-pump unit in our photo needs open space, which the whole-house plumbing checkup helps you assess.

Jobs We Handle From Cape Cod Cir to Dragon Head Dr

Pick the closest fit, or tell us the tract and the symptom.

  • Emergency Plumbing Repairs — A failed hose bib or split supply line is the common night call, and we ask the tract before arriving.
  • Plumbing Repairs — Disposals, fill valves and stubborn angle stops fill most repair slots in these two-decade-old kitchens and baths.
  • Plumbing Installation — Replacement disposals, new faucets and heat-pump heater swaps are the installs that come up most.
  • Leak Detection — A tight 0.16-acre lot means any slab or wall leak is a short run from the meter.
  • Water Heater Repair & Replacement — Many first heaters from 2000-04 have been replaced; those that remain get a flush and anode check before a verdict.
  • Repiping (PEX) — Seldom suggested, since Copper Ridge was built after the polybutylene years, and only when pinholes keep coming back.
  • Drain Cleaning & Hydro Jetting — We clear and camera the lateral, and tract-by-tract county filings help us tell a private clog from a main.

A 920-Member HOA and What It Means for Plumbing Projects

The county registry lists Copper Ridge HOA with 920 members across all 934 parcels. Florida law limits what a homeowners association can regulate inside a structure that is not visible from the street, a neighboring lot or common area, so interior fixtures, a closet water heater or a repipe normally need no sign-off. Visible exterior equipment may, depending on the declaration.

Water comes from the county's South-Central system through mains that are about 99 percent PVC, and sewer runs through 171 county PVC segments laid between 1996 and 2001. Ground rises and falls about 27 feet across the sampled lots, which is hilly for Hillsborough County.

Copper Ridge Tracts B1 Through G2 and the Communities Next Door

Copper Ridge was built tract by tract between 1995 and 2004, so a street's tract tells you roughly how old the house is.

  • Tracts E and B1 — 82 and 64 parcels on Grand Canyon Dr and Crest Top Trl, built 1995-2002, with medians of 1998 and 1999.

  • Tracts B2, B3 and B4 — 103, 120 and 33 parcels (Rocky Mountain Ct, Tucson Ct, Horseshoe Pick Ln) finished 1999-2004.
  • Tracts G1 and G2 — 118 and 117 parcels on Dragon Head Dr, Newbourne Way and Ramshead Dr, 2001-04: the newest tracts.
  • Mulrennan Groves North — About 236 parcels with medians of 1986 to 1988, roughly a decade older than Copper Ridge.
  • Buckingham — 85 parcels, median built 1988, and a county HOA record of 84 members.
  • Valrico Groves — 102 parcels with a median of 2002 and a county HOA record of 99 members.

Copper Ridge Boundary Roads, Schools and Parks Between Lumsden Road and SR 60

The HOA's county boundary reads CSX tracks, Lumsden Road, Dover Road and Mulrennan Road, which is a quick way to see where the community sits.

  • Copper Canyon Boulevard — The main loop road through the community, which makes it the easiest street to use when describing the neighborhood on a call.
  • Lumsden Road — Its east end forms one boundary line of the county HOA record.
  • Dover Road and Mulrennan Road — Named in the county record as the east and west boundary roads of the HOA.
  • CSX railroad tracks — Named as a boundary in the county's HOA records for both Copper Ridge and the neighboring mobile home park.
  • State Road 60 — About 0.9 mile north of the community, beyond the CSX line, and reached by Mulrennan or Dover Road.
  • Valrico Elementary — The closest elementary at 609 S Miller Rd, about 1.1 miles; the district sets attendance zones.
  • Mulrennan Middle School — At 4215 Durant Rd, roughly 1.3 miles from the community.

  • Brandon hospitals — AdventHealth Brandon's emergency department on SR 60 and Brandon Regional Hospital are 3.6 and 3.8 miles out.

Copper Ridge by the Numbers: 934 Parcels, Tract-by-Tract Mains and 2000-04 Build Years

Copper Ridge is a single recorded subdivision, so the figures below come from county parcel and utility layers, with Census tract 132.05 used only where noted.

  • The county HOA registry lists 920 Copper Ridge HOA members for 934 parcels, and sewer mains went in tract by tract as 171 segments between 1996 and 2001. A backup on a single street can be traced to one tract's mains, which keeps diagnosis targeted.
  • Of 915 Copper Ridge homes with a recorded year built, 588 (64.3%) date from 2000-04 and only 1 predates 1996. The repair mix skews toward fixture, valve and heater end-of-life rather than whole-house repipes, since almost no homes predate the polybutylene years.
  • County water mains in and around Copper Ridge are 98.6% PVC, 346 of 351 segments. With a plastic street main, low pressure or stained fixtures are looked for on the house side first.
  • Sampled ground elevation across Copper Ridge runs from 65.0 to 92.3 feet, a 27-foot spread. Deep sand and slope mean fast drainage and few flood calls, while the grade matters for gravity drain fall.
  • In census tract 132.05, median household income is $121,742, median home value is $372,700 and 77.8% of homes are owner-occupied. Owners who decide and pay directly make a same-day quote and a plain repair-or-replace choice practical.
  • An expert quoted by Green Building Advisor puts unmaintained tank water heaters at 9 to 12 years. Copper Ridge homes are 22 to 30 years old, so any original tank heater is far past that range, and replacements deserve flushing and an anode check.

Copper Ridge Plumbing Questions, From HOA Rules to Disposals

Usually not for an interior heater. Florida law bars an HOA from enforcing rules on the interior of a structure not visible from the street, neighboring lots, common areas or a golf course, and any denial has to be in writing and cite the rule. Visible items such as a softener cabinet or outdoor unit may need a request.

County water here is disinfected with chloramine, averaging 3.8 parts per million in the 2025 report. Chloramine can be harder on rubber flappers, fill-valve seals and washers than plain chlorine, though that is an inference, not a guarantee. Replacing a flapper and fill valve together typically stays within $125 to $350.

County sewer and water mains were filed tract by tract, with names such as Copper Ridge Tr D Ph 1 and 2, so the tract narrows where the main sits. Ask neighbors if they are also affected. If several houses back up together, call the county at (813) 307-1000. If only yours does, we clear and camera your lateral.

Builder research puts disposals at about 12 years on average. A swap runs $125 to $350 depending on horsepower and whether the dishwasher connection needs new fittings. Many Copper Ridge kitchens are 22 to 26 years old, so a second or third unit is common. A jam is often fixed with a reset and clearing, not a new motor.

Federal guidance says a heat-pump unit needs about 750 cubic feet of air, roughly a 10 by 10 foot room with a 7.5 foot ceiling, plus a condensate drain. A garage or large utility room is the usual fit. A tank replacement is $1,200 to $2,500 installed; we price a heat-pump swap after seeing the space.
